In 2007, we acquired a 28,000 SF office building sitting on 4 acres in Richmond’s largest office park, Innsbrook and re-tenanted the empty building with long term tenants. In 2013, we began the process of working with Henrico County to reimagine the Innsbrook UMU Guidelines that allowed for high-density mixed-use redevelopment within the park, making this development a pioneering endeavor. The revised UMU Guidelines allowed for roughly 80% of Innsbrook to redevelop where previously only about 20% of the park was eligible.
With the rezoning in hand, a partnership with WVS and PRG was formed in 2017 to begin work on 232 new luxury apartments. The units were delivered at the end of 2019 and the property rapidly stabilized ahead of schedule. The apartments were dispositioned in 2021, while the office building has been retained.
